Property Manager (Residential & Commercial) at a Reputable Company – Property Manager (Residential & Commercial)

We’re looking for a meticulous, pragmatic, and highly organised Property Manager to oversee multiple residential and commercial properties. You’ll manage the full tenant lifecycle, keep impeccable records, ensure timely rent collection and reviews, draft/maintain accurate leases, resolve conflicts, and coordinate with legal counsel when issues arise. You’ll work from our office and visit properties as needed.

Key Responsibilities

Lease administration: Draft, review, and update tenancy/renewal agreements; ensure documentation accuracy and compliance; maintain a clean digital archive.
Rent roll & collections: Keep a precise rent ledger; issue invoices and reminders; track arrears; implement rent reviews/increases per company policy; manage payment plans and backlog.
Tenant relations & conflict resolution: Serve as first point of contact; triage and resolve complaints; document incidents; escalate to management/legal where required.
Legal & compliance coordination: Prepare and issue appropriate notices under guidance from counsel; support dispute resolution/eviction processes with proper evidence and records.
Vacancy management: Market vacant units, screen and verify prospects (KYC), schedule inspections, negotiate offers, and close to minimize downtime.
Maintenance & vendors: Conduct routine inspections; log issues; obtain quotes; supervise repairs and contractors with clear SLAs and cost control.
Reporting: Produce weekly dashboards (occupancy, collections, arrears aging, work orders) and concise monthly owner reports.
Records & office ops: Maintain accurate files (digital & hard copy), receipts, approvals, and correspondence; uphold audit-ready standards.

Requirements

2+ years in property/estate/facilities management (Lagos multi-property experience is a plus).
Solid knowledge of lease administration and tenant processes in Nigeria.
Strong numeracy and spreadsheet skills (Excel/Google Sheets: filtering, pivot tables, v-lookups, simple reconciliations).
Comfortable with property/CRM and basic accounting tools.
Excellent written & verbal communication; negotiation and conflict-resolution skills.
High integrity, ownership mindset, eagerness to learn real-estate best practices.
Solid business writing (emails, reminders, notices) and record‑keeping discipline.
Comfortable with Lendlord (or similar PMS), WhatsApp Business, Gmail/Docs/Drive.
Able to travel across Lagos; on‑site presence daily at Iddo.

Education:

BSc/HND in Estate Management, Law, Business Admin or related (or equivalent experience). NYSC completed (preferred).
Valid driver’s licence (advantage).
